Food Lion is the closest grocery store. It is located approximately 2 miles away. There is a Kroger 5 miles away and a Harris Teeter 5 miles away.

You can rent a boat slip form several marinas located within walking distance of the community. You can also join Freedom Boat club and reserve a boat 7 days a week. You can also rent canoes and jet skis nearby.

Only subject to board approval and no more than 10% of units may be rented at any given time.

The HOA Bylaws prohibit any short-term rentals (e.g., Airbnb).

Question 9

What is the process for making renovation or landscaping changes?

Accepted Answer

You must submit an Architectural review request form (ARC) and get approval from the board. The details of what is and what is not allowed are outlined in the HOA documents posted on the CSM website [https://app.csmhoa.com (login required)].

Are the Marina Cottages part of East Beach and are we able to use the East Beach HOA amenities?

Accepted Answer

No. We are an independent community. As a result of not having the upkeep of a pool, tennis courts and large public spaces, our HOA dues are significantly less.

Question 11

Are there options to use the pool at the Marina?

Accepted Answer

Yes. Currently it costs $300. This included 2 owner passes and 2 guest passes. The season is from Memorial Day until Oct. 1st. The availability and cost is subject to change based on the Marina policy that the Marina Cottages HOA does not control. Please stop by the Marina office during business hours to get details.

Are there community events for Marina Cottages homeowners?

Our community has a social committee who are working on putting together community events. Potluck dinners, cookouts and wine and cheese events are being planned.

Is yard maintenance included in my HOA fee?

Accepted Answer

Common area ground maintenance is included in your HOA fees. Each homeowner is responsible for maintaining their private property. There are several landscaping companies that serve our neighborhood. You can expect to pay approximately $50.00 per cut.

What does CSM (Clark Simson Miller) handle?

·         Financial transactions including paying HOA dues and home purchase/closings.
·         They don’t handle other issues like landscaping, architectural reviews and approvals, or violation reports/mitigation. These are handled by our board members.

Question 17

What landscaping changes require the approval of the HOA architectural committee (ARC)?

Accepted Answer

Please refer to the ARC guidelines for changes requiring approval prior to initiating your project. Potted plants do not require an ARC approval, but modifications or additions to your external property require an ARC change request form submitted to the board for review.
